WHAT

This presentation highlights case studies where single family homes have been converted into small assisted living facilities in Texas and elsewhere. The presenter will focus on the challenges of meeting state licensing regulations; locally adopted fire, building, and zoning standards; and negative neighborhood reactions. The presenter will explain the advantages to neighborhoods of having healthcare staff awake 24/7 on their street and allowing aging neighbors to remain in the area close to their friends, churches, and other community activities. These neighborhood group homes are as varied and affordable as the wide variety of neighborhoods found in any city.

Learning Objectives

• Explore an alternative housing and care design model that’s more homelike because it’s located in homes.

• Identify the differences between state-adopted licensing standards and locally adopted fire, construction, and zoning regulations for consideration in design renovation.

• Obtain useful methods to negotiate with city and state regulators as well as home owner associations.

• Learn what structural and design features to look for in homes to successfully buy, modify, and license a single-family home as an assisted living facility.
